are Buyers too
It's a great time to buy real estate.
This has been part of NAR's public
campaign for almost one year now.
Well, many in the Realtor
®
commu-
nity have agreed so much that they
have become the buyers in many
transactions. However, some listing
Realtors
®
have noted in their MLS
listings that commission will not be
paid to real estate licensees acting as
the buyer. Well, so they think.
NAR MLS Policy strictly pro-
hibits the conditioning of offers of
compensation in MLS listings. Such
"commission will not be paid to real
estate licensees acting as the buyer"
is a violation of this MLS. Forget the
MLS fine, if one applies, which will
be dwarfed in that the listing broker
will ultimately be held responsible
for payment to a cooperating broker
through the association's arbitration
process if the offer of compensation
is withheld because the buyer was a
real estate licensee.
Listing brokers BEWARE - REO
asset managers cannot dictate to
listing brokers to whom they may
not pay in their offers of cooperating
compensation via an MLS listing.
Furthermore, conditioning that
"commission will be paid on net
price" is another common REO
demand and is also just as prohibited.

Realtors
®
are encouraged to report
any such listing to their appropri-
ate association and the listing broker
should be placed on notice whereas
they may end up writing a commis-
sion check to the cooperating broker
long after the transaction has closed.

Announced at NAR's Mid-Year
Meetings, the product will be avail-
able by the end of
the year. eKEY for
BlackBerry will have
the same great func-
tions as the current
eKEY application,
plus some new fea-
tures including real
time showing alerts.
When another agent shows one
of your listings, you will instantly
receive a message on your Black-
Berry! eKEY for BlackBerry will
run on the BlackBerry Pearl, the
BlackBerry Curve, and the Black-
Berry 8800 series devices (such as
the Verizon 8830, or the T-Mobile
8820). Because the BlackBerry does
not have infrared, eKEY for Black-
Berry will use a small Bluetooth to
Infrared converter. It will function
much like a Bluetooth headset, will
be easy to set up and will feature
user-replaceable batteries.
ShowingTime and GE Now Partners!
ShowingTime and GE have partnered to bring our customers
comprehensive listing activity reports that compare sched-
uled showings and actual showings. Offices that are both
GE and ShowingDesk Web Edition customers can now view
one report that shows which scheduled appointments never
took place, and identify any showings that took place without an
appointment. This service is available in all markets using the Supra lockbox.
